Buyer’s have the right to representation in real estate transactions the same as the Seller. The following items describe the basic differences in our agency relationships in the State of Georgia.

  • The agent who is representing the property for sale is representing the Seller. 
  • The listing agent has a fiduciary duty to their client, which means that their job is to act in the best interest of the Seller.
  • Listing agent’s responsibility is to get the most favorable terms and conditions for that seller, not the buyer. 
  • As a Buyer, you are entitled to have your own representation, but it is almost always at no additional cost to you. 
  • When the Seller listed the property for sale, they already agreed to pay an agent to represent you in the transaction.
